Know the condo before you buy.
We read the bylaws, financials, reserve fund study and board minutes, then explain in plain words what they mean for your purchase. Every finding shows the page it came from.
“[Sewer contractor] – 2 recommendations, one for $300K and one for $20k.”
Board minutes, page 2 · verified twice
Condo documents run hundreds of pages. The costly surprises hide inside.
Special assessments
A board can charge every owner thousands for a big repair. The first warning is usually in the minutes, months before the bill.
Thin savings
If the reserve fund is behind its plan, the next roof, siding or sewer job may land on owners instead.
Rules that change your plans
Pets, rentals, renovations and parking are all set by the bylaws. Better to know before you buy than after.
A report you can trust, and actually understand
Proof on every finding
Each finding shows the document, page and exact quote it came from, plus a count of what we verified.
Plain words
Written for buyers, not lawyers. Every condo term is explained, with a clear “what to do” for each issue.
Your share in dollars
We turn big numbers into your unit's share, so “$300K sewer work” becomes what it could cost you.

We check every date first and request anything missing or out of date, so nothing recent slips through.

Common questions
Who orders a review?
Usually the buyer or the buyer's agent, during the condition period after an offer is accepted. Some buyers order before writing an offer when the documents are already available.
How long does it take?
Usually within 2 business days after we have all the current documents. Tell us your condition date when you order and we'll plan around it.
Which documents do you need?
Bylaws, budget, financial statements, reserve fund study and plan, board and AGM minutes, insurance certificate and a few more. See the document checklist. If something is missing or out of date, we'll send you or the listing agent a list.
Why do the documents need to be recent?
Board minutes and financials change every month. A special assessment voted last month will only show up in recent minutes, so we ask for minutes and financials from the last 3 months before we finish.
