How it works

From documents to a clear answer

Here's exactly what happens after you order, and how we keep every report accurate.

Order and pay online

Pick a review and pay securely by card. Tell us the address, unit and condition date.

Send the documents

Send what the seller provided. We check every date and tell you, or the listing agent, exactly what's missing or out of date.

We review and verify twice

We read every page, check each finding against its source, then re-check every red flag and number.

Get your report and a call

A clear PDF plus an interactive version, and a call to walk you through it. Ask follow-up questions any time.

Our accuracy process

Checked, then checked again

  1. Current documents first. We check the date on every document. Minutes and financials must be from the last 3 months; anything older or missing is requested before we start.
  2. Read everything. Every page, including every set of board and AGM minutes, where special assessments and repairs usually appear first.
  3. Verify each finding. Each one is checked against its source page: the exact words, the exact number, and whether something was proposed, approved or turned down.
  4. Compare documents. We cross-check the budget, financial statements, reserve fund study and minutes against each other and list every mismatch.
  5. Re-check the red flags. Every red flag and every number in the scorecard is checked a second time before delivery.

How we use AI

We use AI tools to help read long document packages quickly. A person checks every finding against the page it came from, and each report tells you how many findings were verified, corrected or removed.

What the review doesn't cover

  • Legal advice (your lawyer)
  • The estoppel certificate (your lawyer, at closing)
  • A home inspection (a licensed inspector)
  • The value of the unit (an appraiser)
