Questions and answers
Who orders a review?
Usually the buyer or the buyer's agent, during the condition period after an offer is accepted. Some buyers order before writing an offer when the documents are already available.
How long does it take?
Usually within 2 business days after we have all the current documents. Tell us your condition date when you order and we'll plan around it.
Which documents do you need?
Bylaws, budget, financial statements, reserve fund study and plan, board and AGM minutes, insurance certificate and a few more. See the document checklist. If something is missing or out of date, we'll send you or the listing agent a list.
Why do the documents need to be recent?
Board minutes and financials change every month. A special assessment voted last month will only show up in recent minutes, so we ask for minutes and financials from the last 3 months before we finish.
Is this legal advice or a home inspection?
No. We explain what the condo documents say and what it could mean for you. Your lawyer handles the legal side, and a home inspector checks the unit itself.
Do you review the estoppel certificate?
No. The buyer's lawyer gets the estoppel certificate at closing and handles any amounts owing on the unit.
Do you use AI?
Yes, to help read long document packages quickly. A person then checks every finding against the page it came from, and every red flag and number is checked a second time. Each report shows how many findings were verified.
What is your money-back guarantee?
If you're not satisfied with your report, tell us within 14 days of delivery and we'll refund you in full. If we can't complete the review because the documents never arrive, you get a full refund too.
Is my information private?
Yes. We use your documents only to prepare your report and keep them in a private folder. See our privacy policy.
Where do you work?
Anywhere in Alberta, starting with Calgary. Everything is done online: documents by email or a shared folder, and the walk-through by phone or video.
